Eagle Nook Resort is situated in Barkley Sound on the west coast of Vancouver Island, one of BC’s premier destinations for salmon and halibut fishing. It includes 70 acres surrounded by Crown land. The property encompasses its own heavily forested peninsula and has approximately 2 miles of oceanfront, with the lodge nestled in between two bays. The lodge sits on 5 acres of C6 zoned (Tourist Commercial District) land and the balance of property is zoned A4 (Forest Reserve) and RVH (Vacation Home District). The RVH zoned area has a subdivision potential of up to 23 lots averaging 20,000 ft2 in size. The foreshore licence for marina is approximately 2.7 acres and is zoned W4 (Waterfront Commercial District). The marina offers approximately 650 lineal ft of protected deep water moorage that can accommodate float planes and vessels up to 200 ft, and it also has multiple 20-50 amp dedicated power pedestals. It is made with pressure treated wood timbers and Styrofoam/barrel billet flotation floats, with a steal/timber dock approach ramp and concrete landing leading to the main lodge and helipad. The resort has been leased out to an operator who offers inclusive fishing, adventure and corporate packages. A new purchaser could potentially continue on leasing to the operator or run the resort themselves. The 17,500 ft2 main lodge has 23 deluxe rooms, all with ocean views of either Jane Bay or Vernon Bay, and each room has a comfortable seating area, full en-suite washroom and a selection of different bed sizes. The main lodge includes a 45 seat dining room with 20 ft window walls and a breathtaking view of Vernon Bay, massive solid oak bar, fireside lounge, commercial kitchen, library/meeting room, laundry room, 2,500 ft2 cedar deck and ocean view hot tub. It comes equipped and elegantly furnished inside and out. Additionally there are 2 spacious 660 ft2 ocean view log cabins, each with a king sized bed, full washroom, living room with wood burning fireplace, kitchenette and private deck overlooking the marina and Jane Bay. There is an extensive 8 km trail network surrounding the property allowing guest to hike through a pristine rainforest. The resort has a 10,000 gallon a day water licence from a nearby fresh water source and a 15,000 gallon onsite storage tank with a state of the art filtration and UV treatment system in place. It also has a sewer treatment plant that was updated in 2017. The lodge is powered by two Duetz generations (30 & 60 kw) located in a separate generator house. There are 3 fuel storage tanks on site, each 25,000 litres with containment and 3 (500 gallon) propane tanks. There are also boats, tractors and many other items included for running the lodge. Location : | Barkley Sound is south of Ucluelet and north of Bamfield on the west coast of Vancouver Island and forms the entrance to the Alberni Inlet. Eagle Nook Resort is in Vernon Bay, which is about half way between Port Alberni and Ucluelet, and is only accessible by boat or floatplane.
